Before Your Inspection
Once your inspection is booked, you’ll receive a confirmation email with the date, time, and location of the appointment.
That email will also include a short questionnaire to help us understand your goals for the property. For example:
Are there areas of the building you’re already curious about?
Are you planning any renovations or upgrades?
Thinking about adding new systems, such as air conditioning or an EV charger?
Considering changes in how the space will be used, such as adding a rental suite or preparing for turnover?
Sharing this information helps us tailor the inspection to your specific needs—whether you are buying, selling, managing, or renovating—and provide insight beyond the basics. You’ll also receive a copy of our inspection scope for easy reference.
With extensive construction knowledge and hands-on renovation experience, we can guide you not only through the current condition of the property, but also how it may support your future plans. You’ll leave the inspection with clarity and confidence to move forward.

At CRUX, we prepare in advance by researching the property before we even step on site. When we arrive, we’re ready to get to work—organized, thorough, and focused on providing you with the insight you need.
How Long Does an Inspection Take?
Inspection times vary depending on the type of home. As a general guideline:
Detached house: approximately 3.5+ hours or more
Townhouse: approximately 3 hours
Condo or apartment: approximately 2.5 hours
During this time, we move systematically through every accessible area of the property, documenting with photos and video to create a clear, comprehensive digital report. We encourage clients to give us the space to focus during this stage so we can deliver the detailed results we’re known for.
What Happens During the Walkthrough?
Once the inspection is complete, we invite you to join us for a full walkthrough of the property. Room by room, we’ll review our findings, point out key observations, and answer any questions you may have.
We never rush this step. Our goal is to ensure you understand the home inside and out, with the chance to see conditions firsthand—not just through a report or quick summary. This is one of the ways CRUX sets itself apart from other inspection companies.
What if I can’t Attend the Inspection?
No problem—attendance is optional. If you can’t be there on-site, we’ll make sure you’re still connected. We can provide a virtual walkthrough or review the findings with you by phone, ensuring you have the same clear understanding as if you were there in person.
When will I Receive a Report?
Your complete digital inspection report—filled with detailed notes, photos, and video—will be delivered by the following day at the latest. It’s yours to keep for life as a permanent record of your property’s condition.
